| In a move designed to foster a genuine, transparent and fair partnership with its tenants Batemans Brewery, the independent family brewery from Wainfleet, Lincolnshire, has announced that it is to remove rent reviews from its tenancy agreements. All new and existing tenants will be offered a ‘Fixed Rent Agreement’. Historically, under Batemans standard three-year tenancy agreement rents were reviewed on a tri-annual basis. The new agreement removes this review. Rents will increase on an annual basis by RPI (retail price index) but tenants will have the certainty of knowing what their rent will be for the duration of their tenure without fear of penalty.
This is a ground breaking move by Batemans – one which smashes the conventional mould of a landlord/tenant relationship – and is believed to be an industry first. The Lincolnshire Brewer and Retailer under the sound stewardship of Stuart Bateman, Managing Director and Jaclyn Bateman, Marketing Director, renamed its tenanted pub estate Profit Partnership in 2006. The new department – headed up by Rob Jones (ex Scottish & Newcastle Pub Enterprises) has undertaken a root and branch review over the last two years with the primary objective of ensuring that the tenant is put first.
